The Commons Lifestyle Center

There are plans in the work for a new multi use center on the South East Corner of Power & Elliot called The Commons Lifestyle Center. The Plans now call for 7 retail shops/office buildings (mixture of retail & office uses), as well as a restaurant at the corner, and a 4-story, 95-room hotel in the southeast corner. The shops buildings face each other along an interior drive, which should help to create a nice pedestrian area. The current plans have been approved by the City of Mesa Planning & Zoning Board.

Aero Gateway Center

Aero Gateway is located on Power Road South of Ray. Ownership has assembled 5+ acres of commercially zoned property that will be subdivided into 6 retail pads totally approximately 45,000 square feet. The retail pads will have a common architectural theme with a unified construction quality, parking, and access. The architectural theme picks up on the retro 1940’s look and feel of the nearby Phoenix- Mesa Gateway Airpark which was a large Air Force training base in World War II. The Aero Gateway team is targeting strong national and regional tenants and has identified several candidates which fall into this category with a desire to be nearby big box stores and power centers.

Other Area Business News

There is a new retail development called Mountain View Village Center which will consist of 5 Buildings covering 7 acres going in on the South East Corner of Signal Butte and Baseline. So far Compass Bank is the only tenant to have signed a lease. We will keep you posted on this project as more info becomes available.

The Mountain Vista Marketplace, the new Super Target center on the South West Corner of Signal Butte and Southern has added a Papa Johns and a local hair salon called Fab Cuts to their tenant list.

The Shoppes at Parkwood Ranch, the new Hobby Lobby/Dollar Tree center on the North West Corner of Signal Butte and Southern has added a Sprint PCS to their tenant list & the estimated completion date for the entire plaza is late September or early October of 2008.

May/June 2008

Ground breaking has begun on the Primrose School of East Mesa, located at the NWC of Crismon and Guadalupe. Primrose schools provide educational child care for infants through private Kindergarten, as well as supplemental care for elementary school aged children. Find out more at primroseschools.com.

Mountain Vista Marketplace Update

Ground Breaking has finally begun on the Southwest Corner of Signal Butte and Southern for the new Super Target anchored plaza. As of right now the following tenants have signed leases. Super Target, Dick’s Sporting Goods, Cracker Barrell, Taco Bell, Marshalls,Tru West Credit Union, Petco, and Bank of America. As of now Old Navy however has pulled out and is not planning on going in, those plans may change according to the leasing company but for now they are out. Super Target is scheduled to open on March 8th, 2009. We will continue to monitor and update this plaza as more leases are signed. They are said to be negotiating currently with a high end day spa/salon too.

DeRito Partners has recevied apporval from the City of Mesa Planning & Zoning Board to begin developing a 128 acre retail “Power Center” on the North East Corner of Elliot & Ellsworth. Plans currently call for big-box stores on the southern half of the site & office buildings on the northern half. DeRito Partners attorney Mike Withey compared the proposed center to the one at Scottsdale Road and Loop 101, home to the Harkins Cine Capri theater, restaurants such as White Chocolate Grill and several other stores.

March/April 2008

DMB Development is planning to submit a large Master Plan to the City of Mesa Planning and Zoning Board for the Nothern Portion of the former GM Proving Grounds soon. There are two informational meetings being held that everyone in the community is invited to. They are Saturday March 8th from 8:30-10:30pm and Wednesday March 12th from 5-7am at Desert Ridge High School.

Ground Breaking has begun on The Shoppes at Parkwood Ranch, the NWC of Signal Butte and Southern. This plaza is currently slated to have the Hobby Lobby, Dollar Tree, IHOP, Wendy’s, TCF Bank & Additonal Retail Shopps and Restaraunts.

There is also a proposal at the City of Mesa Planning and Zoning Board for a large office/commercial development at the NEC of the 202 and Elliot. But, that project is still in the preliminary planning stages.

Choice Bank has received approval from the City of Mesa Design and Review Board for a new branch which will be located at 1756 S Crismon Rd., Just South of the US60 on the West Side of Crismon.

January/February 2008

A Scottsdale-based developer announced that it will begin construction early next year on a $140 million mixed-use project in East Mesa.

The Potential Future development will be called Baseline Marketplace & will sit on 52 acres at the northwest corner of Loop 202 San Tan Freeway and Baseline Road where the old Noah Webster School was. Plans say it will include shops, restaurants, office space and 350 apartment units. Trillium Development of Tempe will develop the residential portion.

They say completion is expected in 2009.

Announcements are pending about major tenants. The current site plan on their website shows plans for a Theater called Ultra Star Cinemas, a Hotel, a Fitness Center, and Grocery Store along other Retail Shops and multi-family units, most likely apartments.

According to the City of Mesa Planning and Zoning Board plans have been submitted to them for review but nothing has been approved yet. We will continue to monitor this and update as news becomes available.

Pure Fitness

Pure Fitness will be opening a new facility on the Southwest Corner of Ellsworth & Guadalupe. They are currently open in a temporary suite on the Southeast Corner of Ellsworth & Guadalupe behind the Sonic and Bank One, Next to The Kenny Klaus Team’s Office.

There was a proposal to establish the development pattern for a new regional employment center totaling 216 acres called Entrada at the SanTan for the SW Corner of Ellsworth & Warner that has been postponed to the August Planning and Zoning Meeting.
